Portuguese real estate is sold, not analysed. Almost every number a buyer sees has been produced by someone paid on the sale — the asking price, the “market comparison”, the yield. PrivateMarkets exists to produce the other number.
What the platform does
Every listing gets the treatment a bank credit committee would give it before lending against the asset:
- A valuation build-up that starts from the parish median, not a municipal average — parish prices inside a single Portuguese municipality can differ by a factor of three, and an average that crosses a river is not an average.
- A condition score read off the photographs: materials, spacing and structural integrity, scored separately so a good kitchen cannot hide a bad roof.
- A neighbourhood risk model built from Portuguese open data — census, incident and statistical sources — across socioeconomic stress, urban fabric, environment and the night-time economy.
- A grade, A to D, and an IRR simulator so the buyer can see what has to be true for the deal to work.
